The cost of a professional appraisal is typically between $300-$600, and is usually the BUYER’S responsibility.


Here’s what might happen when negotiating based on appraisal:


1. Seller may agree to lower the price to match the appraised value


2. Seller may offer a credit toward the difference


3. Seller might refuse any adjustments


Overall, a home appraisal is important when buying a house because it ensures you’re paying a fair market price, gives lenders confidence in the home’s value, and can uncover potential issues that might affect resale value.
